Wind Damage to Fences
1/9/2017

Today’s high winds created havoc across our state. Unfortunately, Piney Creek was not immune to these winds. We are aware of at least a handful of fences that have blown over today. As a reminder, the Association only maintains perimeter fencing along Association-maintained common areas. Other perimeter fencing and/or interior fencing between two lots is the responsibility of the homeowner(s) to maintain. At this time, we are not aware of any Association-maintained fencing that has blown over, so we will focus entirely on homeowner-maintained fencing for now.

If a section or an entire side of your fence has blown over, you are responsible for replacing the fencing in question in a timely manner. In addition to seeking bids to repair/replace your fence, we encourage you to contact us, let us know that you are addressing this matter, and provide us with a rough timeframe for completion. This will prevent you from receiving violation notices while your work through this process. Remember, if you are going to actually replace an area of your fencing and not just repair it, you are required to submit an Architectural Improvement Request Form and obtain written approval prior to doing any work. For more information regarding fencing requirements, please review the Piney Creek Fence Guidelines available on the Association’s website.

If the fencing in question divides your lot from your neighbor’s, we encourage you to work with your neighbor in terms of repairs and the cost of those repairs. We cannot force neighbors to share in the cost or responsibility, nor are we able to actually determine the owner of such fences. This is why we encourage neighbors to work in partnership as it relates to these fences.

If you have any other questions regarding fencing, please do not hesitate to contact our Onsite Community Manager, Michael LaPoint, at 303-699-8069 or via email at mgr@pineycreek.org.

Sincerely,
