Thinking About a New Roof?
The Architectural Control Committee (ACC) would like to remind residents that
ALL NEW ROOFS MUST BE APPROVED PRIOR TO INSTALLATION and must use material approved by the ACC. Installation of material not approved by the ACC will result in a demand to reroof with approved material and may result in legal action.
Be wary of any roofing company you did not call. Do not trust a company that claims to obtain ACC approval for you. If your signature is not on the form, it didn’t happen! Any action taken by the association to rectify a roof with unapproved materials will be against you, not the roofer.
The Colorado Roofing Association has a web site at www.coloradoroofing.org with useful information for consumers, including a checklist for selecting a contractor.
The ACC has created a list of Suggested Roofing Material that has a high likelihood of approval. The ACC will consider composite roofing materials of #350 pounds or more per square if not on the Suggested Materials List.
