Dear Piney Creek Homeowner,The Board of Directors of the Piney Creek Maintenance and Recreational Associations would like to take
this opportunity to welcome you to the community. We hope this letter provides you with some useful information regarding the Piney Creek Maintenance and Recreational Associations. All homeowners in
Piney Creek are members of the Piney Creek Maintenance and Recreational Associations with the following exception. Homeowners and residents in The Overlook Homeowners Association, The Village Homeowners
Association and Morningside are not members of the Piney Creek Recreational Association. The residents of The Overlook and The Village
are members of their respective Homeowner Associations and should contact their management companies for information specific to those Associations. Westwind Management Group, Inc. is the property
management company for both the Piney Creek Maintenance and Recreational Associations. Chris Herron is the property manager and Jeff Cottle is the community manager. Jeff works on-site at the
clubhouse office. He is there Monday through Friday between 9:00 A.M. and 5:00 P.M., except when he is working with contractors or performing duties on the property. Persons wishing to meet with Jeff
are encouraged to call for an appointment. Jeff may be reached at 303-699-8069. Chris Herron works out of the offices of Westwind Management Group, Inc. and is responsible for working with the Board of
Directors and assisting in the day to day management of the Piney Creek Maintenance and Recreational Associations. She may be reached at 303-369-1800. The Westwind Management Group, Inc. office is located at:
15150 East Iliff Avenue Aurora, CO 80014-4513 As a resident of the Piney Creek Maintenance and Recreational Associations, you are responsible for the payment of monthly assessments to both of
the Associations. The only exception to this would be for the residents of The Overlook, The Village and Morningside. As discussed previously, these residents are members of the Piney Creek
Maintenance Association and not the Piney Creek Recreational Association. The assessments for the Piney Creek Maintenance Association are for the maintenance and preservation of the greenbelt areas, the
perimeter fences, entry signs, insurance for the common areas and trash removal. The assessments for the Piney Creek Recreational Association are for the maintenance of the park areas, pool, clubhouse, tennis
courts, pond, playgrounds and the insurance for the Association. The Piney Creek Maintenance and Recreational Associations are covenant controlled communities. You should have received the governing
documents for each Association at the closing for your new home. If not, you may pickup a copy of these documents at the clubhouse office during normal business hours. You may also download a copy of these
documents from this web site by going to the
Documents Page. It is important that you familiarize yourself with these documents.One of the most important functions of the
Piney Creek Maintenance and Recreational Associations is the exercise of architectural control. In general, if you wish to modify the exterior of your house (i.e. an addition, a basketball hoop, new landscaping,
upgrading landscaping, installing storm or security doors, house painting, fence staining, building a storage shed, etc.) you must seek prior approval from the Architectural Control Committee for Piney Creek
(ACC). Architectural Improvement Request Forms with appropriate backup documentation (i.e. paint samples) must be submitted and approved prior to making any changes or additions to your house and/or building
lot. These forms are available through the clubhouse office. You may also download an Architectural Improvement Request Form from the Documents Page.
Waste Management of Aurora is the trash removal company. Effective June 6, 1994, their pickup day is Monday and your trash should be placed curbside no earlier than the evening prior to pickup and no later than
7:00 A.M. the day of pickup. The prompt return of your garbage and/or recycling receptacles to your residence after pickup is appreciated. You may contact Waste Management of Aurora at 303-797-1600 should
you have any questions concerning holiday pickup schedules or recycling programs. Trash pickup costs are included in the assessment for the Piney Creek Maintenance Association, Inc. The Piney Creek
Maintenance and Recreational Associations publish a quarterly newsletter, THE CHRONICLE, to update you on upcoming events and news directly related to Piney Creek.
